New-build or resale in Spain: which suits you?

The real differences between obra nueva and segunda mano, from purchase tax to how long you wait.

Anyone buying in Spain runs into this choice early: a new-build or an existing property?

Both have genuine advantages. New-build gives you modern comfort and very little maintenance. Existing homes are often in better locations and have more character.

Which is right depends on what you want the property to do, your budget and your own preferences. Here are the differences that actually matter.

New-build in Spain (obra nueva) #

New-build is frequently sold during construction, sometimes at design stage. You are buying from plans and a show home.

Properties are built to current Spanish standards, so they are better insulated, more efficient and fitted with modern systems. For a lot of buyers the decisive point is simply that a new property asks almost nothing of you for the first few years, which matters when you are 1,500 miles away for most of them.

What works #

Built to the latest construction and energy standards, usually with a modern layout. Very little maintenance in the early years. Guarantees from the developer, including ten years on the structure. In many projects you can choose the finishes and materials. And most new developments come with communal pools, landscaped gardens, underground parking and often a gym.

What to weigh up #

The price per square metre is generally higher. Developments are sometimes further from historic centres or the beach. Completion can slip. And you are buying from drawings and a show home, so the finished feel can differ from what you pictured.

Resale in Spain (segunda mano) #

Existing properties tend to sit in fully developed neighbourhoods with shops, restaurants and services on the doorstep.

The obvious advantage is that you can see exactly what you are buying. You walk through it, you get the feel of the street, and you know straight away whether it works. Resale is also usually available immediately, which matters if you want to use it or let it this season.

What works #

A lower price per square metre as a rule, established areas with everything within walking distance, immediate availability, and room to negotiate. For buyers who want character, a village centre or a mature neighbourhood with grown trees rather than new planting, resale is usually the better fit.

What to weigh up #

Older properties can come with work attached: maintenance or renovation, dated electrics and plumbing, poorer energy performance, and limited scope to change the layout. Hidden defects are a real risk, so a survey is money well spent.

Staged payments are worth a second look if you are selling something in the UK or releasing equity, because they let you spread the outlay over the build period rather than finding it all at once.

Making the choice #

New-build tends to suit buyers who want minimal maintenance, value energy efficiency and do not mind waiting for completion.

Resale tends to suit buyers who want a central or established location, need the property now, care about character, and want room to negotiate on price.

Either way, buying in Spain rewards careful preparation. Always have the legal checks done, and consider a survey, particularly on anything older. That is what turns a decision into a confident one.
