More British buyers are buying on the Spanish coast every year. Sometimes as a holiday home, sometimes to spend part of the year there, sometimes purely as an investment. That is not surprising. Spain combines a reliable climate with an unhurried way of living and a property market that is still relatively accessible in many regions. So what actually makes it worth doing? Here are the reasons that come up most often.
The climate and the pace of life #
Along much of the coast the sun shines for more than 300 days a year. You notice it immediately in how people live. Daily life happens largely outdoors: coffee on a terrace, a walk by the sea, a long lunch that runs into the afternoon. The pace is slower than in northern Europe. Shops close for a few hours in the middle of the day and evenings run late. For a lot of people that adds up to more space in the day. Whether you go for a lively town or a quiet coastal village, life tends to feel less rushed.
More property for your money #
Compared with most of the UK, the same budget buys considerably more in Spain. Apartments with a large terrace, homes in a development with a communal pool, detached villas with a garden. Prices are obviously higher in the best-known spots, but there are still areas where the quality per pound is surprising. The Costa Blanca and Costa Cálida in particular are known for good value.
Somewhere to go, all year round #
With a place of your own you never book a hotel or hunt for a rental again. You can go for a few days on a whim, in February as easily as in July. For most owners the property becomes a second home fairly quickly. You leave things there, get to know the area and build a routine. That makes a stay feel very different from an ordinary holiday.
The letting option #
Plenty of buyers let the property out for part of the year when they are not using it themselves. Demand for holiday lets is strong along the Costa del Sol and parts of the Costa Blanca, and with the right licence and decent management it can cover a good share of the running costs. Do check the local rules first, because they vary by region and have tightened in recent years.
Easy to reach from the UK #
There are direct flights from most UK airports to Málaga, Alicante, Murcia and Valencia, often several a day. A long weekend at your own place is genuinely practical, and visits from family stay easy to arrange.
The buying process has become clearer #
The Spanish property market did not always have a reputation for transparency. That has improved a great deal. With an independent lawyer and specialists who know the area, the process today is orderly and well documented. A lot of it can also be handled remotely, which makes a real difference when you are buying from another country.
What changed for British buyers after Brexit #
Three things are worth building into your plans from the start, because they change the sums rather than the decision:
- The 90/180 rule. Without a visa or residency you can spend 90 days in any rolling 180-day period across the Schengen area. Enough for a long winter stay, not enough for six months.
- Non-resident tax treatment. As a non-EU owner you pay Spanish non-resident income tax at a higher rate than EU owners, and you cannot deduct costs against rental income. That belongs in your yield calculation from day one.
- Mortgage terms. Spanish lenders typically offer non-residents 60 to 70 per cent of the valuation, not the 80 or 90 per cent you might expect at home.
None of this stops people buying. It is simply better understood at the start than discovered at the notary.
