With more than 5,000 kilometres of coastline, Spain offers an enormous range of places to live. Lively resorts with marinas, quiet fishing villages, hidden coves.
Every stretch of coast has its own atmosphere, property market and price level. So it is worth looking past the sunshine and the asking prices at things like access from the UK, local amenities and the way of life.
Here are the regions that come up most often with British buyers.
Costa del Sol: sun, and an international crowd #
The Costa del Sol sits in southern Spain, in the province of Málaga. It is one of the sunniest parts of Europe, with more than 300 days of sunshine a year. The coastline runs from Málaga to Estepona and takes in Marbella, Fuengirola and Benalmádena.
What makes it work is the combination of international facilities, high-end property and a genuinely lively year-round scene. Golf courses, marinas, beach clubs, shopping. Access is excellent too: Málaga airport has daily connections to airports across the UK.
In its favour: a deep supply of villas, apartments and penthouses; excellent healthcare and international schools; a strong letting market, particularly in high season. Worth knowing: property prices are high in the best-known towns, and July and August are busy.
Costa Blanca: accessible, and plenty of new-build #
The Costa Blanca runs down the east coast in the province of Alicante and has been popular with northern European buyers for decades.
You get wide sandy beaches, long promenades and attractive towns such as Jávea, Denia and Altea. Further south are the better-known resorts of Torrevieja and Orihuela Costa.
The big advantage here is the volume of new-build. Much of the stock is modern, energy-efficient and comes with communal pools and parking. Alicante and Murcia airports both serve the region.
In its favour: good value for money, a wide choice of modern new-build, and a mild microclimate through the winter. Worth knowing: some coastal towns are heavily geared to tourism, and certain areas have a lot of high-rise.
Costa Cálida: space, and fewer crowds #
The Costa Cálida lies in the Murcia region and is known as the warm coast. It gets less attention from tourists, which is exactly what makes it interesting if you are after somewhere quieter.
The area runs from Águilas to San Pedro del Pinatar and is known for wide beaches and the Mar Menor, a large saltwater lagoon popular for watersports.
Property prices are generally lower than in the better-known regions, so your budget goes further.
In its favour: lower prices, a more authentically Spanish feel, and very little mass tourism. Worth knowing: fewer international flights than the larger airports, and summers that can push past 35°C.
Costa Brava: landscape and character #
The Costa Brava is in the north-east, in the province of Girona, and is known for rugged scenery, steep cliffs and small coves. Villages such as Tossa de Mar, Begur and Calella de Palafrugell have real character, and the proximity to Barcelona and the French border makes it popular with Spanish and international buyers alike.
The market is varied, from historic houses in old village centres to modern villas with sea views.
In its favour: striking landscape and good walking, plenty of culture and historic villages, strong summer letting. Worth knowing: winters are cooler than in southern Spain, and the hilly terrain is less practical for some buyers.
So which one? #
There is no single best region. What fits depends on your budget, how you live and what you want the property to do. Weigh up the climate and how much the seasons vary, flight connections from your nearest UK airport, the type of property available, the letting rules, and simply how the place feels.
CostaConnectUK tip: shortlist two or three regions and visit them at different times of year. That gives you a far more realistic picture of daily life than a week in August ever will.
In short #
You will not settle this from behind a screen. Compare a few areas on atmosphere, price and access, then go and see them. That is how you end up somewhere you actually feel at home.
