Planning viewings in Spain: what to look for

How to plan a viewing trip properly and what to check while you are standing in the property.

Buying in Spain usually starts online. You compare regions, look at property types and put together a first selection. But it is only during viewings that you find out whether somewhere actually suits you.

You see the neighbourhood, get a feel for the atmosphere and notice the things photographs never show. That makes this stage more important than it looks.

Below is how to plan viewings sensibly, and what to look at while you are there.

Build a shortlist before you fly #

Do not go out without preparation. Select properties that genuinely match what you are after: your budget including purchase costs, the location and what is nearby, and your list of must-haves such as the number of bedrooms, a terrace, the distance to the beach. A proper shortlist stops you spending a morning on places that were never going to work.

Allow enough time per property #

Thirty to forty-five minutes is a sensible baseline for most properties. That gives you time to look properly at the layout, the light and the outlook, the state of repair, and the outdoor space. For larger villas or anything with land, an hour is more realistic.

Walk the neighbourhood #

You never buy a property separately from its surroundings. Build in time to look around. Walk or drive through the area afterwards and pay attention to the shops and restaurants, how easy it is to get in and out, parking, and how busy or quiet it feels. If you can, go back at a different time of day. A quiet street at eleven in the morning can be a different place at ten at night.

What to check during the viewing #

1. Condition of the building #

You get a first impression of the maintenance straight away. Look for cracks in walls or ceilings, damp patches, the condition of windows and doors, whether the shutters work, and the quality of the floors and tiling. If something stands out, ask about it there and then.

2. Systems and services #

The technical side largely determines how comfortable a property is to live in. Ask about the electrical installation and when it was last updated, the type and age of the air conditioning or heating, how the hot water is produced, and the insulation and energy use. It gives you a much better picture of what maintenance is likely to cost.

3. Aspect and orientation #

In Spain the sun matters more than British buyers usually expect. A south-facing property gets a lot of light, which is welcome in winter and can make it noticeably warmer in summer. Orientation affects the indoor temperature, how usable the terrace is, and your energy bills. Take note of where the sun sits at different points in the day.

4. Noise and privacy #

Stand still for a moment and listen. Traffic, building work, bars and restaurants? Then look at whether neighbours or passers-by can see into the garden or onto the terrace.

Ask the agent about the key documents while you are there: the land registry extract (nota simple), any building permits, the annual council tax (IBI) and details of the utility connections. Between them they tell you where the property stands legally.

Ask about anything, including service charges and what is planned for the surrounding land. Try to see properties at different times of day.
