Every cost explained: what does buying in Spain actually cost?

Purchase costs, transfer costs and the annual bills, with realistic figures for each.

It is natural to focus on the asking price. But as in the UK, there is more to it, both at purchase and while you own the property. In practice the total purchase costs run 10 to 14 per cent above the price. Here is exactly what makes up that number.

1. Purchase costs #

These are the costs of actually buying, on top of the price.

Resale. The main one is transfer tax (ITP) at 6 to 10 per cent of the price depending on the region. Then notary fees of roughly €600 to €1,200, land registry fees of about 0.5 to 1 per cent, and legal fees of around 1 per cent of the price, with a minimum of about €1,000. Agency commission is normally paid by the seller, although a buying agent may charge a separate fee.

New-build. Different taxes apply: VAT (IVA) at 10 per cent of the price, plus stamp duty (AJD) at 1.2 to 1.5 per cent depending on the region.

2. Transfer costs #

These are the costs of getting the property into your name. Document translations where needed, a power of attorney (poder notarial) if you will not be there in person, bank charges on international transfers of roughly 0.3 to 0.5 per cent, and mortgage costs such as the valuation at €300 to €500 plus registration.

These get underestimated regularly, and they do add up.

3. Annual costs and maintenance #

Once you own it, the recurring costs start. They vary by property and location, but these are the main lines.

Taxes. IBI, the annual property tax, runs roughly €200 to €800 a year, more for villas. The refuse charge is around €100 to €180. Whether you pay wealth tax depends on your total assets in Spain.

Utilities. Budget €70 to €110 a month for electricity, €20 to €35 for water, and €30 to €50 for internet and TV.

Maintenance and community fees. Allow €500 to €1,000 a year for minor maintenance. Major work depends on the age and condition of the property. The community fee (comunidad) ranges from about €50 to several hundred euros a month depending on the facilities.

Keeping the costs down #

You cannot influence all of it, but you can influence some. Ask your lawyer for a full written cost breakdown before you commit. Compare regions, because transfer tax rates differ. Negotiate on furniture and contents. And check the community’s reserves and budget, so a major renovation does not land on your doormat three months after completion.
