How long does the buying process take?

Six to ten weeks from reservation to completion, and what makes the difference between the two ends of that range.

Buying in Spain is generally quicker than buying in the UK, with no chain to collapse under you. But quick does not mean automatic.

On average the process takes six to ten weeks from reserving a property to completing at the notary. That is a fair guide. In practice the speed depends mostly on your preparation and on how complicated the property is.

The stages #

1. Reservation, a few days to a week. You sign the reservation contract and the property comes off the market. A short phase that records the first arrangements and buys time for the rest.

2. Legal checks, one to three weeks. Your lawyer runs the full due diligence: ownership and debts, permits and legality, any risks attached. One of the most important phases, and no place to hurry.

3. Preliminary contract, two to four weeks after reserving. Once the checks are clear you sign the Contrato de Arras, pay a deposit of usually around 10 per cent, and the terms become binding.

4. Mortgage, four to six weeks. If you are borrowing, this normally runs in parallel. Allow time for supplying documents, the valuation and the bank’s approval. This is usually the phase that determines the overall timeline.

5. Completion at the notary, usually within six to ten weeks. Once everything is in place you sign the deed, pay the balance and collect the keys. The property is then transferred into your name.

What sets the pace #

Cash or mortgage makes the biggest difference, and buying with your own funds is consistently faster. Legal complexity matters, particularly with unauthorised building work or unclear ownership. Document availability can hold things up, especially on older properties. And the responsiveness of everyone involved, seller, bank, notary and lawyer, sets the rhythm.

Avoiding delay #

You have more influence than you might think. Have your documents complete before you start: NIE, bank account, proof of income. Begin the mortgage application early rather than after the reservation. Work with an experienced lawyer and agent. And build some slack into your plans.
