Buying a property in Spain means you need an NIE number. Without it you cannot handle anything official or financial. It is one of the first things to arrange.
What an NIE actually is #
The NIE (Número de Identificación de Extranjero) is a personal identification number for foreign nationals in Spain. Think of it as a National Insurance number that only works in Spain. It is unique to you and stays valid for life, you need it for almost every official act, and it says nothing about your residency status or where you pay tax.
Why you need one #
Without an NIE you will not get far. You need it to sign the deed at the notary, open a Spanish bank account, connect water, electricity and internet, pay your taxes, and even to buy a car.
Three ways to apply #
1. In Spain. You book an appointment at the Policía Nacional. Take form EX-15, a valid passport plus a photocopy, evidence of why you are applying (a reservation contract, for example) and proof that the fee has been paid, using form 790 code 012.
2. At a Spanish consulate in the UK. London, Manchester and Edinburgh all handle applications. Useful if you are not in Spain yet, though appointment waiting times can be long in the busy season.
3. Through someone acting for you. With a power of attorney your lawyer can arrange it on your behalf. This is what most of our buyers do, and it is the fastest route if you need to move quickly.
How long it takes #
Applying in Spain usually takes a few days to a few weeks. Through a consulate, allow two to six weeks. Through a power of attorney it depends on the region, but your lawyer will give you a realistic date.
Practical points #
Apply early, ideally before your viewing trip. Always bring originals as well as copies. Check the requirements for the specific region, because offices differ. And keep the number somewhere safe, because it does not expire.
If two of you are buying, each person needs their own.
